Awards: Second place in the "Best Landscaping" category, Kazan, 2025
The Bureau A4 team has developed a landscaping and greening concept for "Niti," a business-class residential complex located on Kalinina Street in the Vakhitovsky District — Kazan’s historic center. Titled "Interweaving of Time," the concept envisions the complex as a place where the past and future intertwine to form a unified space of shared meaning.
The site’s history dates back to 1714, when Peter the Great decreed the establishment of Kazan’s first wool factory, the Sukonnaya Manufactory. Long a magnet for intellectuals, artisans, and merchants, the area has preserved traditions while giving rise to new cultural narratives. Today, the district serves as a cultural, business, and entertainment hub for the capital of Tatarstan; the "Niti" complex is situated near restaurants, theaters, a library, Tikhomirnova Street (which leads to the Kremlin), and the embankment of Lower Kaban Lake.
"Interweaving of Time" is more than just a courtyard; it is a space where history becomes part of everyday life. We sought to create a place where architecture speaks of the past, lives in the present, and helps people feel, remember, and stay in the moment. Through landscape design, we aim not merely to create a comfortable environment but to set the rhythm of life — grounded in cultural context and the needs of the people.

Architects faced a challenging task when developing the landscaping and site improvement concept: the project site features an irregular shape and pronounced topography, and is surrounded by cultural heritage landmarks. These factors served as the starting point for a design concept in which the landscape highlights the historical context, while forms and materials reinforce the theme of continuity.
A "Garden of Memory and Continuity" will be created on the courtyard's podium level; here, paving lines — resembling the threads of time — weave through the space, converging at a central point: the plaza by the skylight. This plaza is envisioned as a place for unhurried meetings, conversations, and solitary reflection.
The architects also envisioned the courtyard being divided into functional zones that reinterpret the city's traditions:
The book-crossing zone continues the tradition of shared reading and the exchange of knowledge.
The "Interlacement" coworking space is a place for work, socializing, and creative exploration that fosters new social connections.
The "Garden of Traditions" is a space for quiet walks and spending time together.
The Niti residential complex will be a place where new connections are born — between people, generations, time, and culture. It is a project about continuity and development, about memory and the future.
During the development process, the team actively leveraged the capabilities of Midjourney — a high-tech assistant for the modern architect — blending innovation with historical memory to create an evocative, vibrant space that remains relevant both today and for decades to come.
